With that being said you do live and work in a small town and reputation might be worth more then a few dollars to you. but in ohio the law would be on your side. and i work in a big enough city i would not fix the issue if i didn't know about it at time of sale and had LICENSED professionals do the work. i would just give the new owner those peoples numbers and have them deal with it and say welcome to home ownership. just because you rehabbed the property doesn't mean you need to change the lightbulbs when they burn out for them. 

I am a Manufacturing Engineer in a nuclear products division.  

Some people find their best deals off market, but I will tell you without a solid plan you will burn ALOT of gas this way.

Our son also does all the preliminary design and site plans then we pass off to a structural engineer and architect, which saves too, as the architect basically just has to go over and double check design.

That will involve getting a detail from an engineer, pulling a permit etc.

Three months ago we learned you were an engineer in San Jose, complaining about how to analyze a property.

I'm trying to get my finances in order and have always been interested in real estate, I even went to school for civil engineering (my dream is to design, build and rent my own apartment building).

Maybe go to Burning Man ?
