From my experience I would much rather have a property that is in good condition with a long term tenant than a newly rehabbed property with a brand new tenant.

Five days is just too short of a time frame for most lenders (including private money etc) to perform their due diligence and come to a decision.

There is currently another tenant, so we are just beginning our real estate investment journey and becoming brand-new landlords!

My kids and I went alone to West Tx, to check out what we are dealing with, and felt absolutely safe in the neighborhood and house.My father in law left over $20k worth of packaged brand new appliances and materials in the house since he stopped construction in 2014- and everything was there and not tampered with when I went last weekend(!)....
