Do I need a gen commercial liability policy? 

Take my sister as an example, she isn't a nurse, but makes a salary of $45,000 plus bonuses which is almost on par (at least in my state) with how much a nurse would make which would be about $52,000 a year instead.

I just cant use income that requires 2 year history such as: bonus, commissions, reimbursements, over time, etc etc (variable income).

Any additional amount would be a "bonus".A listing agreement is between the owner and the listing agent.

I always offer a Realtor bonus for a full price offer and we don't mind giving seller contributions if we get a good offer.
