Apparently, a few other properties on the block got rented out and lots of owners weren't happy about it.Much of what he said sounds like hearsay, not based in evidence, but is there any truth to it?

I am building four sided block, not steel.

(e.g. is your subject located next to a liquor store or are the properties to the left, right, front and rear of the subject vacant and boarded up or is it located behind a gas station or is the neighbor's yard full of miscellaneous junk and 5 inoperable vehicles all supported on cinder blocks or is it a nice quiet neighborhood where everybody has a manicured lawn).The smell test - once you walk in the front door of your subject, despite the pretty pictures on the MLS or on Craigslist, do you have to have CPR because you immediately collapsed to the ground unable to support your weight...overcome by the aroma coming from the interior of the subject?

There is a larger 2 story a few blocks away currently rented at $1200 for the last two years.

I cannot find it but can find a ton within a block or two.

I do buy tax deeds and learn as I go ,some lessons cost a little and I have ran into a couple of surprises :) I haves sold cheap or gave away a MH with or without a title and /or have had a scrapper take everything except a little of the insulation and pieces of broken block After finding out that I needed to jump through hoops to rent it or finding out MH actually was trash after removing the MH I then found out I couldn't put a better MH on the lot because they were ordinances banning them.

me, I own 30 + rentals all over the city and know the difference between good and bad areas/blocks from both a first and second hand perspective.

And asked the [REMOVED] what's his fax number, who are his connections, what's his web site, who are his references, who are his contacts at banks in town, where is he based in Texas and basically gave him the impression that I was sick of his crap and was going to block him on the phone.

All brick, big units, all 3 br's, all individual central air, 4 1/2 concrete block garage.
