To flip the house, a full dormer on the upstairs to put a bath on the second floor and increase the size of the two small bedrooms would probably be wise while doing the roof.  

The detached single family home is always the best bet.

@Nick Stango  I bet unless there is an agent involved most wholesalers don't even know the laws much less care.. and of course they are just selling a contract so they are not the seller but it they come into title that's another issue.. but like I said law does not necessarily follow along with the entire wholesaling segment its a little bit of wild west really.

On top of this, there is a $99 - $249 - $399 PER MONTH fee (depending on the property size) the landlords pay to advertise on the site. 

After that great year, I made the biggest mistake of my life by opening a medium size brokerage with 50 agents, 2 offices as well as a mortgage company.

I am a big proponent of answering live. if I am going to take all the time and trouble to do this I don't want to waste leads I bet there is a deal or two in the hang ups and if you caught it live you would have wrote it up.you may on your letter give times to call the number.. so you put on there please call me at 5 to 8pm EST so we can talk live and in person etc etc. people like direction.
