I am leaning toward filling the large pond and turning it into a planting bed and leaving the small front pond for curb appeal.

When we wrapped that BRRRR up back in December 2019 I posted about the details of this first deal (https://www.biggerpockets.com/...) and I received a lot of good questions/feedback, so figured I would post a similar summary of the 2nd deal that just wrapped up end of February 2020.This property was a 3 bed/1.5 bath/1350 sq ft single family home in the 38118 neighborhood of Memphis.

Is asking agents to forgo having retail clients too much of a detriment to them?

It’s a 1 bed, but I was factoring in a possible conversion to a 2 bed. 

The property needs a decent amount of cosmetic work and I'm converting an attic into a master bedroom master bath for a total of 4 bed 2 baths.

If using sites like this make sure you look at recently sold comps (6-12 months) with similar bed room/bath rooms.

There are economic data out but in general small business are going down badly and online retailer are going to raise up together with health care.

I have other criteria but its all numbers bed/ba and income related.- I think the communication between buyer - agent - lender through email is bad when discussing multiple properties.

I like smaller homes... 3 bed 1 bath on a small lot. 

My next thought was to sell everything off and move just my bed and a TV downstairs then hire a contractor to separate up/downstairs.
