Aside from the usual mechanical evaluation for any property in older homes you need to pay particular attention to lead, asbestos, and electrical (aluminum/knob and tube).

I am curious if funding an air bnb with private money is possible or if getting a normal mortgage makes more sense.

Really depends on the location and what kind of time you have.If the numbers work for you to outsource everything give air bnb a try.My advice would be to try both.

First off I want to say I that I am sorry for your loss.As far as where to start off it really depends on what your goals are.Do you want to just do fix and flips, rentals, air bnb, combinations.I highly recommend you do a ton of self education from books and podcast, get a mentor if you can, and ask lots of questions.I always encourage people to never be a one trick pony.
