I've got an opportunity to partner with private money lenders and I want to structure the profit split, in my plan, so that it is attractive to the lender.I'm having brain lock and can't come up with a scenario that will work.

So I come up against this issue where structures don't have separate meters forcing the landlord to pay the utilities then divide them among the tenants.

You should create an entity and "legal" structure. 

What are some scenarios that you have seen with this and how did they structure it?

Unless you are able to get closing documents from this sale, it would be nearly impossible to see the exact structure of this deal.

Over the last year, I've improved the units quite a bit structurally and cosmetically, as well as raised and stabilized rents. 

Besides, as a REI, you should be designing your own strategies anyway...for all the same reasons why I do (listed above in the previous sentence).

Like Mason stated I am unable to build anything permanent, i.e. structures.
