Example: STR Program - 1 Bed/ 1 Bath Unit- Determine key walls to paint and/or place wallpaper for the desired look- Determine required furniture (tables, chairs, beds, mattress, couch, etc.) and price range for the desired look- Determine required electronics (TV's, Smart Locks, etc.) and price range - Determine required decorative items (Pictures, vases, lamps, etc.)Hopefully, this gives an idea of what I am trying to achieve to set us up for a more planned expansion of our STR portfolio.

And one needs to understand that most of these folks are the complete opposite of hoarders.. they have very few possessions.. big screen TV couch kitchen table many times just mattress on floor and cloths on the floor in the corner.. nothing in the back yard nothing in the garage. etc.. so they can move in a matter of hours.. where as here in the northwest were rentals are not nearly as available and certainly not for under 600 fico and section 8..

@Stefan DruzdzelOnce your properties get up past 50 years of age, the sort of capex rules of thumb used for newer properties elsewhere tend to become more and more dangerous here in Pittsburgh, where so many properties in older urban areas are still being pressed into service well into their 80th, 90th, 100th year of operation.
