I paid 40k in back tax's plus gave the owner 10k before she lost the property in a matter of days.. but she would never sign the closing docs.. so i was forced to sue for performance.. she did not have the money to give me my money back.. took 2 years and about 15k in attorneys fees but we won.. even with the judges order she would never sign the deed.. so  I had to go back in and get the judge to amend the order in a manner that title company would insure me based on his court order.. its the first time I ended up owning anything with NO deed transferring title.  

The structure would be to have the LLC lease my properties from me and then sublease to tenants (to avoid due on sale clause and not pay transfer taxes).

Later i noticed the wire transfer @1:42pm later the same day.

1) How many rentals have you transferred from your name into an LLC ?

Current advice is that we need to keep the property in the trust for 1 year and can then transfer it over to our LLC.  

@Glen Emery you could collect rent thru Paypal, the transfer will cost one or two $ :)

One thing I would suggest is setting up a automated transfer payment for at least the amount of your minimum monthly payment.  

But the same concept would hold true...what would be the point of transferring over?

Or if your job transfers you to another location (100 miles away or so)...then yeah, you need a new loan for a new home.
