I think you have to look deeper into this. because its talked about so much on social media and a site like BP and there is this mind set that wholesaling is the way to get cash then take said cash and buy and hold. ( you see that verbatim in numerous posts).. literally there are thousands of one trick pony's  I am not sure what the minimum run is for the mailing services but I would imagine 250 to 500 bucks and your in the game...

That being said, you may want to get some comps because those rents seem low even for Southern IL.I would imagine that the expense ratio in a park like this will be close to 50% on the lots.  

If its a multi, I imagine the property management workload might be too much to handle yourself during Deployment.

I can't imagine an experienced agent telling you this was ok. 

I can't imagine you pay for title searches on hundreds of properties every month?

Would imagine further in would be more reasonable .

It certainly seems in my market in Illinois that people are paying up for properties to a point that I can't imagine that they have much profit to speak of based on the comps in the area, especially after you factor in the short term capital gains they are going to pay on that profit.
