get a real estate license.. and then have them sign a buyers brokers contract or the seller would probably be most happy to pay you a fee as a licensed professional.

I have learned a multitude of knowledge, connected with valuable contractors, and other investors and realtors who will just lend an ear when needed, have investment deals available or that I can call for advice.

Try doing BRRR on your CD.But finally I think you have to enjoy real estate.
