You are better off making a small investment on your own, maybe a two-family, and use it as a proof of concept.If you don't know anything, trying to source deals off-market will just be taking money and burning it on postcards without the correct systems behind and the incentive for people to call.

Looking to connect with others in the area who are buying long term rental properties.

Based on the 1% rule, this doesn’t seem to make sense.However, the city and area we live in retain property value because of the schools, community, and location.

I’ve been considering their service but wanted to see if anyone else has had success with them.

I use virtual assistants from the Philippians or get a gig on Elance to do all that grunt work.  

I would also charge a lot more than I would for a residential rental.Honestly, I wouldn't recommend it unless you've really studied it and understand how to protect yourself and earn fair compensation.

Why aren't more bigger/experienced investors doing this?

I would like to get something setup to help connect all of the different teams you would need to do a full job from finance to maintenance and everything in between.
