If I gave them an application, I ask them to give me $35-40, and I pay,  If they have Credit Card, all I need is their email, and I start the app, they pay and I get the report, it takes 2 mins.

We are also looking to hit the 10 range buy and holds in the next year.I guess my first reaction would be that, there is a reason lenders require 2 years of income history to count rental income on your loan apps.

It's easy to install and works and there is a good App to control it.Tell your contractors like I do not to leave any tools on site.  

There are also great apps that help with record keeping.

We've made some improvements to the BiggerPockets iOS app! 

I went on meetup.com (you can also download the app) for the REIA meetings that be in DFW area... they were informative.

There's a couple apps you could get too.

They have a very user friendly website and their app is tremendous!

I then added another one for my second heat pump.They have app that I use on my phone to control and monitor the temp and humidity.
