I would also review the lease terms about visitors if there are any or what the state laws say about that.

I don't beleive you will find in the code section of all municipalities a provision that states " you don't need a permit to put up a temporary tent for events on rural properties".

As others have stated, it is essential you read and understand your PM Agreement.

This way, once you get a property under contract and are through with your dilligence, you can form the entity which can be done in a matter of days if not quicker depending on the state and whether you pay expedited fees if available.

I know many people have time to invest in other states but time is valuable and I don't think I have the resources to sustainably do that!

some people take into consideration things like landlord/tenant -friendly states, where they'd want their kids to inherit property, higher-appreciating states, crime rate, climate, MTR/STR potential... sooooo much to consider here! 

With no state income taxes they government needs to get their money somehow.  

Ryan,There is something called Portfolio lending and its only 15% down it does not matter what state its through FDIC so it covers Nationwide.
