Just for curiosity, I picked 3 of them in miami dade at random and crossed referenced them on the clerk of courts site. 1 was still in the owners name, so it might of just transferred, 1 had foreclosed Jan 2011 and no writ of possession was ever filed. 1 was foreclosed 8/2011 and had a writ that had been issued and rejected with the comment "3rd party entitled to stay".

So many properties that went to Sheriff Sale, prior to the change in stance by the PA Department of Revenue, with deceased borrowers where no probate was ever filed, are now in the possession of new owners who have no idea of this silent lien occurring and being in place on their property.

Owner/property manager needs to file the paperwork for a judgment for possession if for non payment of rent or for anything else one needs to file a notice to cease and than a notice to quit and than you may file eviction paperwork.Once you have been awarded  judgment for possession you need to file the certification on same day and than wait 3 business days and file your warrant for removal.

My tenants to the lat my bank, an I have auto pay from my accounts to the appropriate loan, all at the same bank, its simple, for the tenant, and for me, I give them a deposit slip with the account name, property address, and last 4 of the account, I can log in and see they paid, and the bank even images the deposit slip, so I can verify, Be careful with services, I heard on The Dave Ramsey Show, a guy was using a service, and a tenant was paying with stolen checks electronically, because the landlord was in possession of stolen property (the money) it was confiscated, in his case 11 months worth, know the terms and conditions.

@Mike McCarthyThe rent allocation between the vendor and purchaser is an adjustment made at the time of Close based upon the day of the month the purchaser takes possession.
