For example, you can't "make" 20K a year in rent on a house rented for $1200 a month but you can easily make 20K every year on a rental investment in a city with good fundamentals and housing demand.Even in my "cashflow" market of Memphis some of my homes have doubled in value in 9 years. 

New York may e different and collect taxes upfront - but I doubt it!

@Josh E. you need to locate exactly what is leaking. is the bathroom directly above the leaky ceiling?

I am not an expert to maybe you should consult with lawyer and accountant but if its sole-ownership LLC, it doest not really matter for tax purpose if you are filing schedule E. 

if you just try to resell it via assignment then you will run afoul.. here is an e mail I got from the DRE in Oregon when I forwarded a marketing piece from a wholesaler.. 

Requesting photos though not common is only one e-mail away with the link to the photos for the owner to download.

I didn't want to do a cash out and refinance because then I mess up my cash flow numbers I am getting from it each month, which are awesome and I end up with a pile of cash that I am paying interest on that may or may not be able to be utilized in a deal depending if I can find one at the price I want, again see @David Greene book on this.What I wanted was the flexibility to use this asset temporarily without fundamentally changing the terms I own it under.
