I have found they are amazing tenants and have to keep up the house because they have constant family traffic of the elderly.

If you do a web search for that style of house, earth tones were the colors most often used; that helps to explain the roof color. 

Please compare / contrast  the online service called "Landlord Station" or other web based businesses, local companies versus doing it myself.

The DD package shows where they started FC in 2011 and named the HOA a defendant, so we at least know there was an HOA at one point.The HOA shows on the Illinois Secretary of State web page and lists officers but no phone numbers.  

Guess that's what happens when you take your mind off traffic!

If you just want to have a licence and do your own thing go for the least expensive option and doesn't have high productivity requirements and mandatory desk time and that kind of stuff.If you want to make money as an agent then pick the one that you feel has the best training and ongoing support as well as the office that will get more foot traffic.  

The property is not in a curve, not in a high traffic area and doesn't appear to have any real need for the guardrail in my opinion.

The criminal check they do is limited as I have found things like traffic tickets and small claims cases in our state court system that didn't show on there.Some states (like OK) have a searchable data base.
