In an on the market podcast I listened to recently they talked about underrated cities and mentioned population growth as one of the metrics used gage whether it was a good investment. 

Good design, clean, comparable with market rates, and professional photos.

A lot of my out of state clients love this market because there's still tons of opportunity for finding BRRRRs and flips.

Although we don't specialize in buy/flip/sell, we do manage over 1K rentals here in the Central Indy market.
