I say new construction because based on your description, the JHA is treating the project as new due to the scope, existing condition and no pre-existing nonconformance items remaining in place.

CA can be a great place to invest due to equity gains made on buy and hold properties, especially in conjunction with prop 13 (keeps your home value basis based upon purchase price.)  

Hi everyonethis is my first post on BiggerPockets after listening to some podcast episodes.I am based in Italy and will invest in Italy, hence I'm searching for a source of info and listings for available homes here.I am evaluating various options to pursue in the not-so-far future and all the websites that list multi-unit properties seem to be focused on the US market (loopnet, homes.com, crexi, realtor.com just to name few random ones that I found via google).The usual real estate portals in italy (immobiliare.it, casa.it, idealista.it) have no option for multi family and what can be found is often just related to multi-story properties intended as one single large property with multiple floors.Can you suggest how to approach this kind of search?

I assume your "coaching" is for profit, and wouldn't you feel bad giving advice to people that, based on your inexperience, might turn out to be flat wrong, especially for money?

Then for each task, I would give my own estimate based on my own experience and perhaps a little research.

This size property is very low supply and extremely high demand based on my research and discussions with multiple property managers.

Then i see other rules for rent based on price and cash flow and none of the properties in Las Vegas seem to come close to being cash flow positive unless I’m 40-50% down.
