You will need the downpayment and whatever vehicle you need for financing, wholesalers usually want all cash or hard money to close quickly, in that case, try to line up your hard money lender that can convert them to conventional 30 yr mortgage.

The basic idea being to calculate your DTI ahead of time to make sure it'll work, take it out of deferment, close on the mortgage, and put that student loan debt right back into deferment.
