I have been working construction for the past year it’ has just been on and off a lot so work hasn’t really been coming in because of the pandemic everyone’s getting sick, but what I have noticed is that it really does help because I have toured just a few fixer upper properties and it definitely helps spot what needs to get done.

I don't believe this property has room on the lot for an ADU and it is an up-down duplex, so we could use the attic space to add a bedroom or two to the upper unit.

Lower unit was occupied but upper unit was vacant, so we went right to work painting, installing new floors throughout the entire unit, replacing light fixtures, cabinet hardware, and addressing general maintenance issues.

My interests are in fixer uppers / flipping, house hacking, and rentals for cashflow and appreciation.

We are looking for a fixer-upper, using a 3.5% FHA Loan. 

The Bay Area for example, only difference is a lot more money to purchase of course, at the same time if you buy a fixer upper below market value in descent to good areas, you could really make a good profits.

There aren't any other reliable, insured contractors in my area that won't simply charge me an arm and a leg for this type of work.
