The major expenses were moving and upgrading the electrical, replacing the subfloor throughout the entire house, replacing windows, plumbing fixes, and replacing drywall throughout the home.  
Brian Garlington IS the tenant responsible for this? If so....can I charge her or?

She was probably drunk or occupied doing something else stupid and forgot she had the faucet on that fast.I'd charge her every dime for the damage caused, the plumber will verify if the drain and overflow is working, so unless that's clogged or broken pipe which I DOUBT>>>!!!!
Account Closed Damage to unit main door, who is responsible for repair costs ?

My tenant called me regarding a broken door, I had scheduled a repair on the door the following Monday (5 days after the call) however when I arrived the day of with a contractor, I found the door to be completely unusable and evident signs of a crow bar being used to force the door open, I had the lock replaced and repaired, now the whole door must be changed, who is liable to pay the repair costs, the tenant is very dodgy about how the door came to this state so I Have to assume this was either a break in or she forcefully broke into the unit, thanks in advance for any replies.

Personally, I have a master where every item is broken down into the 16 CSI Master Format divisions where I listed, down to the nails specs, every item you could ever need, and I sourced the prices from hardware stores and specialty stores.Then I had tables for items like: "wall framing" where I included all needed items from the first sheet leaving the qty at some nominal number like 10 feet.

After kicking out the bad tenants (one of whom was running a hair salon out of the apartment) I was able to do some minor cosmetic upgrade myself and increased all the rents 50%.
