I papered them to death and updated each with every new incident.

First step for me was electrical because I had old fuse boxes with some knob and tube wiring, which needed to be updated so I could add overhead lighting, dishwashers, GFCI/regular outlets, exhaust fans, ceiling fans, etc.

I also noticed that the pre-foreclosure and sheriff sale information is outdated in many cases, and does not seem to update as the properties move through the foreclosure and then sale process.

I believe in all likelihood the property is in probate seeing that ownership hasn’t been updated on the public records site.

I say rules of thumb but we have a database that we update based on current and past renovation costs. 

Just some updates: I decided to create a Google Form, tracking property, name of the cleaner requesting items, item requested and quantity.

We put a down payment of 27k into the property, and updated the property (mostly ourselves) for 32k.
