Few people want to buy remodeled homes with terrible schools or rampant crime.  

8,400/.07=$120,000 This is a bit over simplified as its really not looking at remodel work you'd likely want to do and other expenses, but I'm illustrating why investors care about upside in rents.

You should be able to find someone that has a full service remodeling company that can handle the design and construction.

thanks..those are 100amps brakers ...it says 10KA on the main braker ...but what the GC told me today ...if those brakers are push-in brakers they are supposedly fire hazard so I would need to replace the panel anyways.if you new to remodelling, I am becoming a big proponent of inviting whoever you can to take a look at the house before you sign the closing documents...especially if it is sitting empty and you as a licensed realtor can access the property. that's just an opportunity you cannot waste.

It's been a hard slog renovating.I bought most of the materials off craigslist and offerup or materials on clearance sale at the big name stores.Brand new bathtubs- freeFound them in another building I ownBrand new modern vanities- $65Marked down from $400 at Home DepotKitchens with granite bench tops- $1000 eachPurchased from CraigslistShower screens, toilets, faucets, front doors, new windows and various other bits and pieces were bought for $20-$40 on Craigslist and offerup.The total rehab cost for installing central AC, 2 new bathrooms and 2 new kitchens, washer and dryer and updating plumbing and electrical is around 18K for materials and labor.Each side is rented for $1400 per month, total $2800.

I could bring in an 18 wheeler and a dozer and make the house disappear for a bit over 10k but a gut to get ready to remodel can be more time consuming than you think.

I have some limited experience rehabbing and remodeling  Currently looking to get more involved in real estate investing to occupy my time and earn some extra income.My limited Experience:  My first home was a bank owned REO that was a Fixer upper.

Ive been to a couple of new homes and wow, its crazy how there may not be enough room to open a fridge door because of an island, or the door to the bathroom hits the toilet! 

. $1,000 in cash proved to be a huge motivator, got me a completely clear yard with no personal property left inside or out, and gave me an empty unit I could remodel immediately. 

question  : can i apply homestead on this house which I am thinking of remodeling right away(after removing homestead from my current house).
