I also signed up for several local REI groups on meetup so that I may try to network with others in the field (I realize I have a bit of a disadvantage when it comes to networking as I have very little to offer in return other than an open mind and eagerness to learn). 

It is easier and I feel that I am protected better with insurance than an LLC.  

He provided the paper floor mats for them (cost him about $500 for about 2.5 months worth of them) and he advertised on them that if their car needed more than an oil change, he would come to them. 

These events are way better than an other REIA in my opinion.

They are hiding something and will be a bigger problem than an empty unit further down the road.  

Really, though, you want to exhaust bank money before you start using that stuff or commercial loans.

After you have exhausted all of your resources, then I would lean towards a Mortgage Broker. 

I had the exact same issue,it can be an exhausting experience if it's not cited properly in the lease.

@Alek LupaWhile there are always folks who will live in a basement, this type of accessory apartment is generally less desirable than an above ground unit.In addition, digging down a crawlspace and underpinning the foundation is an expensive undertaking (provided it is possible, sometimes houses have crawlspaces, rather than a basement for reasons other than economics).
