Should I go private lending?

All banks are telling me that I have to go through the commercial lending side and the best offer they've got is a 20 term which would be 5 years fixed, 5 year adjusted, and a balloon for the last 10 years.

Who lends in Illinois and can help me out?

Banks will want someone to base their lending decision on and answer for a default and if that is not you, then it will be your business.

Are you considering any other forms of real estate investing, such as private lending, mortgage notes/trust deeds?

Then, within the following 5 years, (now at year 10) I hope to begin building multiple syndications and eventually a FUND!

@Alex Bekeza I think the biggest issue with lending is poh.

@Todd TylerYes there are programs out there for investments like I have that lend 85% on investment properties depending on credit score with no MI but interest rates will be higher.

I Know there are only certain lenders that will lend to an LLC, but that's not what i'm looking for.
