You do that by focusing on ROI and by not selling performing assets in A markets that will likely appreciate (both by market appreciation and rental appreciation), that provide positive cash flow and effectively paying for themselves.I'd advocate building a portfolio of more assets via leveraging or accumulating more cash, not trading one for another to squeeze out a one time (taxable) profit via flipping or chasing annual income yields (cap rates).my two cents....Hope this helps,A

Hi Sheba,You have an interesting situation before you.  1031 exchanges are meant only for property where your intent has been to hold it for productive use in business trade or for investment.

@Ram Srinivasan, I so rarely trust CAP rates, you could almost label it 'never' ... as you may have gleamed if you have suffered through reading other posts of mine.In the past 2-3 years we have been seeing mid-sized multi-units (20 - 50 units) trading hands at CAP rates in the 4.5 - 7 range and mostly on the lower end of the range.

Say a self directed 401K  holds a parcel of land and subdivides into multiple lots.  Can it barter a lot for contractor services to the property?   How best to document?
