My concern is that under the new NAR rules the agreement to hire a buyer's agent obligates the buyer to pay the buyer's agents's commission if the seller refuses to do so, and since the buyer's agent's agreement must be signed before the buyer can view a property or make an offer, the buyer has no guarantee that the seller will agree to pay that commission.

We've decided to work with a tow company as well as post the correct tow and no trespass signage (and work with police re non-vehicular trespass).

But no longer do 3rd party management.

At this point, there's no need to do anything. 

It sat for a couple of weeks which is a long time in Denver, but interest rates were still low, so I went in at list price and wrote $5,000 in concessions into the offer to cover the majority of my closing costs, and I pocketed the buyer agent commission as well.

You can go through an LLC with no problem.
