I did a lot with exchange students... the experience really hammered home the idea that while some things may be forgivable across language barriers... math is pretty much the same everywhere.This also brings to mind one of my rules of thumb - if I have to break out a spreadsheet and figure out what I should be invoiced for a subcontractor because they're not capable of doing it themselves, I probably won't be using them in the future.

My guess is "personal reasons" have affected her credit, ie. tax liens with ex, or an old bankruptcy (BK), unpaid child support, delinquent on student loans.Anything 'government' related (child support, student loans, tax liens, VA stuff) MUST be resolved before qualifying with a typical Freddie/Fannie program.

You will not pay taxes on the investment of your 401k until you decide to distribute the funds.Since you mentioned "percent" in your question, perhaps you were thinking of taking a participant loan from your 401k and investing into real estate.
