There are numerous factors that come to play regarding real estate: single family, multifamily, condo, location, price range, square footage, bedrooms, bathrooms, construction type, access to highway, proximity to schools, nightlife, amenities etc. 

We completed a full renovation including architecture, structural engineering (vaulting ceilings), adding one bedroom, one bathroom, and an additional 300 square feet to create a 4 bed, 4 bath with a master suite.

@Marlen Weber i have found a house that has 998 square feet for 58k just needs a little tlc and i think for 109 a square foot it could be flipped for well over 100k.

Joe probably did something ridiculous, like compute price per square foot, b/c HGTV or a noob Realtor told him that price per square foot is an important part of appraising residential real estate.Sally owns a $425k house that appraises for $425k.

However, a property manager is going to be the one managing the place on a day to day basis, so if they aren't honest with you about how good/bad a property is, they'll just be shooting themselves in the foot.

I know there is not a magic formula and it is up to me to put in the work of making the calls and becoming an excellent closer, but I just want to make sure I put my best foot forward.
