I am very cautious about spending my savings so I will read as much as I can for sure

You'll save a penny and spend a dollar, in the long run.  

I'm so tired of spending so much time installing regular 10mm laminate flooring and the seeing water damage or tenant chips in this stuff.  

Thanks to a few meet ups and the fantastic podcasts/webinars on BP, we're "all in" these days for real estate to be a major wealth generating opportunity for us long term.Thus far, we've been VERY fortunate with our renters, because we spend quite a bit of time vetting them to the very best of our ability.

Spend time reading profiles and connect with individuals. 

Do not lose sight of your life purpose; find what you love doing and spend the time that you have in developing that craft..

If your standard of living requires spending 750k to 850k on your next house, then stay and get a heloc to use that equity for investing. 

The deal is too unlikely to happen for me to spend more time on it.

There’s no reason to spend $5K on the house, $65K on repairs, and you’ll have holding costs for a $65K rehab so you’ll be out more than $72K by the time you get it rentable.
