I have flipped one, (my primary residence) and made some very solid money on this house, about 40% profit.  

I have a solid work history and W2s I'm just wondering if debt to income would be an issue. 

I'm at 70% LTV since my loan is about $86,000 and the house is valued at $123,000 and I would say the house is in a solid B+ neighborhood.  

@Mike Wood, this is a property I own that has not yet been rented but that needs some repairs to be done.

From tenants, and also from other liabilities - bad business venture that resulting lawsuits, someone got injury by us(knock on wood) etc.

I am now looking to expand my holdings in the Dearborn / Redford area, focusing on single family buy-and-hold with solid cash-flow.

Ground-up hotels or really any development project has much more that can go wrong in most instances than a hard money loan on a fully-developed project with a solid borrower.
