If you are changing careers and your income will go down significantly (you said change, I implied decreasing), why not keep the money as a back up/emergency fund in case you need it?

If you do use a roku/firestick/smart TV, is there a quick way to log out when doing turnover without resetting everything (and losing WiFi connection) or having to manually look into each streaming platform (Netflix, Hulu, Disney,etc) and signing out?

If you complete a deal in the first 6 months after purchasing it, he will refund you the cost to buy the program.  

I haven't done so yet, but it's a good card to keep up your sleeve for when you are ready. 

I like to have a complete financial package assembled and ready to submit to the lender we select as soon as a PSA is signed for the replacement property.

@Aj Yorkjust to be blunt - out of state is tougher than advertised, and cash flow is difficult in any market, even supposed "lower cost" markets like KC. 

@Ivana Ivanovic I would say 8% is low to cover both vacancy AND repairs.If you expect to incur just one month of rent lost every 12 months, you'd be looking at an 8.33% (1/12 of gross annual income) vacancy rate.And, even for a brand-new build, you're going to have some repair/maintenance costs as long as you've got human tenants.

I don't know the cost of your fridge, but my CPA would simply expense it.The funny story is a rehabbed a house, bought appliances in a refrigerator, hot water tank and depreciated the entire rehab over 27.5 years.
