If they aren't refinanced they are held to be refied or to term.You might check too with loan servicers, many are listed on the internet and they usually broker as well.Get to know other note buyers, individuals who buy, they will usually sell as well so you can develop a network that eliminates brokerage activities, basically what a broker will be doing digging up business.There are threads here that go into detail on finding notes, I also suggest you star out in your neck of the woods as you will be familiar with collateral values, the market and you can reach out and touch the property if you need to. :)

The problem with paint is white pant never looks good on wood unless the wood is smooth, which never happens on exterior grade wood.So I would look into a white PVC material for the railings.

House is built in 2005 and is in a developing neighborhood (mostly wooded lots for sale).House 2 looks like an easier start for a beginner due to lower rehab cost and newer build, but House 1 looks like it could be more profitable in the long run.

Sneaky, someone calls, backed up with real property ownership, they can get nailed.Saying pick them up Sun evening may not work, these civilian types can pick them up, or anyone can pick them up, on sight, anytime.They city really cracked down for awhile, put these folks on the streets (a tree hugger group I think) ran TV news reports about the issue, pointed out, why would you do business with people who break the law, are they licensed, bonded, insured, made them out as real fly by nighter's trashing up the city.
