I contacted several people first, some were not able because the cash wasn't available at the moment, some needed more time to review it (we only had a few weeks to close), some did not want to invest in land.

I thought it would be a good idea to introduce myself and try to find more people to talk to about my goals and journey as I progress along through it, as at the moment I don’t have anyone to talk to about real estate.

I obviously want to be able to pull the money out asap so I can buy more properties back to back but the HELOC is my only "cash" way of doing this at the moment and yes I know straight cash is way better. 

My potential partner(s) are more experienced in the field than me at the moment, and I hope to quickly narrow that gap.

And, since you just purchased a home, I wouldn't ultimately conclude that getting another loan is out of the picture at the moment.
