Rehab cost? 

If you find a good company, your costs will almost always be much lower and typically, the rehabs are done correctly and everything is functioning properly in the home.

The cost of enclosed is huge and more risky. 

I am aware of the inspection & appraisal costs, points & interest, that's not what I have a problem with.  

In addition, targeted searches for "apartments 77008" and "greater heights apartments" have lower competition which provides a great opportunity for organic and lower cost of acquisition.

And doing whatever you can to cover costs make a few bucks while you hold it is just icing.

I mentioned before that these things cost money to coordinate and advertise.
