Have you looked at self storage as an assett class.

The HOA is self managed, and managed very poorly.The buyer's bank is asking me for a Resale Certificate, and I have asked my accountant to do one for me, but my lawyer is not happy with it.So, 1st I'll ask if anyone can share a template of an Resale Certificate.Second, I need a template contract between the HOA and an entity(in this case my accountant) that's naming him as the property manager.Thank you in advance!

Hi Scott,There isn't a whole lot of information to work with in your post without knowing where the home is located (to see if your rent estimate is good), whether the maintenance cost is reasonable given the age/condition of house, etc.The two main questions I'd have on the info you did provide are whether you're accounting for vacancy, utilities, and property management costs, even if you're initially expecting to self-manage.Regards,Mike

And if this real estate thing doesn't work out, you'll be out a lot less money.For most folks on BP they really just want access to the MLS, so being a salesperson is quite sufficient.

Personally, I am inclined to use that money to purchase a self storage facility....it goes without saying that I would not just buy any facility.
