The house looks great.I would recommend you change the ad though:"$800/Month, (first & last month to move in)"When they give you notice they won't pay the last month and you have no security deposit.

I've begun researching companies that handle checkbook LLC IRAs and I received some info from the Security Trust Company stating they will charge a 2k set up fee which includes setting up the LLC and handle all other costs for an annual fee of .98.

If I were to pony up the $10k, that would throw a wrench in my rehab and will end up costing me even more money since I won't be able to hire out for other repairs.No one at closing caught the error, including the realtor who also received an extra $600 broker's fee for "reviewing the documents" with me.

It's no fun having to throw someone out, but based on what you have said, along with the added delays of giving her more time, I would proceed with the eviction.
