A flat screen TV on the wall will cost you $500 but it will drastically increase rent ability.- Make your houses "female friendly" ya know what i mean.... ;) they are just less rough on stuff (other than drains)- SFH is a great way to start.

After closing the agent and I were enjoying dinner and a few drinks and she brought up that as long as I wasn't going to have any lookers before the next afternoon or evening I should think about doing a few minor things to the house to amp my profit.Since the house is on a dirt road, with white brick it was a bit dirty, had TURQUOISE SHUTTERS AND SCREEN DOOR, and had ugly curtains in addition to mini blinds.

I guess it depends who your tenants are (an how well you screened them) - but for a young investor - it's a potentially ideal opportunity to learn how to manage a property that's easy to keep track of and maintain.I currently own and manage a property that's way on the other side of town, and managing something like this would be much more stressful for someone who's trying to learn the ropes - than it is for an experienced landlord.Living next to your tenants can (an is) less stressful than driving a long ways to your property - o - and there's the financial benefit of having tenants to pay your mortgage for you.It's the way to go IMHO.
