This predates credit score days and I was a poor judge on people who claimed they were ministers.

My credit score is right around 800.

So far I’m using the free version and it’s been helping me a great deal so I can imagine how good the pro version is . 

I thought is was peculiar to hear the landlord claim they had fixed the place up "nice", and then hear your version of what "nice" was.

Keep in mind the premium can change depending on: actual replacement vs cash valueliability protection levelvandalism clause or notmedical expenses levelprotection of rent income or notwater backup or notrebuild code update or notdemolition removal or nottype of house (1 story vs 2-story), type of construction (e.g living space above garage) and materials (brick, stone vs. wood siding), or roofmultiline discountshistory with the provider, claims history and CLUE report/scorecredit score (maybe)property historydesired coverageetc.

@Jay Hinrichs that's such a good point and it drives me crazy when you see people posting that they have a 500 credit score and no money, and they are asking advice on how to buy a 48 unit apartment complex....

I'd want to know why their credit score is below 600.

Find an inspector who works with investors (ask your local REIA for referrals) and then get the no-frills version of the final report.
