Ceasar,Wholesaling with assigning is definitely done on a large scale in NYC.

I followed the advice and let it acclimate 48 hours, as the manufacturer suggested.

I'm local to the Toledo area also, and looking for investors or partners as we look to scale up in Apartment Building units.   

(why it makes sense to be in 5 different markets)#1  Diversification - I have a friend who brought 8 (about half his portfolio) in one town, one provider and dealing with a lot of the headaches I'm experiencing with the same provider but in a larger scale.  

And finally- I, like the OP, do enjoy the entrepreneuship aspect of it- building something, scaling up, finding and creating systems to streamline operations and make them more profitable, etc.

She also helps during tax time to tell me what I need to indicate in order to keep scaling up.

@Matt M. what do you suppose the fallout would be (on a large scale) if property values crashed within 12 months of someone taking out a hard money loan?
