Local tactics, which zips, what deal types are all local and I suggest you meet up with local wholesalers face to face or at least via email from folks you meet at GaREIA.To be fair, there are other REIAs in Atlanta area but I made my choice.

This is for buy and hold and even though your money will most likely go up over the years due to inflation and demand, returns through rental income might not be the best choice.

Both projects are very similar in cost so I gave them the option, they made their choice and now everyone is happy.Lesson learned: when you get creative and bring up ideas to your team, don't let them tell you "that's not possible" until they go and do their research and give you all the information you need to make a decision.
