He ended up revealing enough that we decided against the purchase.

You don't own a lot of properties but what I found that seems to have the most influence is nice floors and fresh paint.

Laminate counter tops are so inexpensive and can give the kitchen a fresh updated look!

Only an analysis of their assumptions can reveal any insight into that.One investor can’t tell another if zero cash flow is good or bad because each investor’s needs differ.  

Inspection turned out good. needs fresh paint on the inside, new carpet in the basement, and just a return air in one bedroom for the furnace. should be closing on it end of month. 

Just buy a freshly remodeled house, sit on it for six months and turn it.

I'm currently looking into a cosmetic flip there, but just have some general questions about the high desert area.Looks like the property will need a fresh coat of paint exterior and interior, fencing on a 10,000sqft property, and siding/trim replacement, and concrete patio.Any advice or input is much appreciated!

it's just a matter of time before their true self is revealed. 

Unfortunately mold tests do not say whether a space is inhabitable or not....they only reveal what types of mold and their spore count.

if the defects are minor, there is no harm in not revealing it.
