Hi BP,I have a friend of mine bought a land through tax foreclosure auction...he bought it without doing any due diligence ahead of time, anyways he found out its a very small lot and worth nothing if he is trying to sell.The appraisal value is $12k and he paid a bit less but no body would buy such lot on the market...somebody told him to donate the land to the city or the county or some sort of organization that helps people and file it on his tax return as deduction. my questions are: 1- Any suggestions who to target to donate the land 2- If he donated the land can he file it as a loss or deduct it from his tax refund at the end of the year...he is entitled to pay some capital gain taxes on other properties he sold so this deduction will definitely help.3- If point 2 is doable will he be able to file based on the appraisal value $12k?

@Mark Doty For some cheaper money consider baking the repairs into the purchase and packaging it into a Fannie Mae loan product. 30-year amortization and ~4.9% interest and 80% LTV on the ARV.

@Josiah McGinnisNo, dont let him do it or arrange to have it done.If you feel the need, $89 @ HD and an hour of your time to install it will get you a happy tenant, a new efficient toilet (installed properly in your property) and him not asking to do future repairs himself.

So here's how it played out in my head.1) Get a loan from a Hard Money Lender for $120k.2) Find five properties for $100k or less.3) Use $100k of the $120k loan to make the down payments and keep the other $20k in reserve to cover closing costs and any minor repairs needed for the properties. 4) Get the properties rented out and within six months to a year, refinance the properties to pay off the original lender.Now, on paper, this idea sounded really good and I assumed it would be feasible.

Banks will not typically lend for a home such as this for various reasons, and I do not mind as I do have the cash for it.On the negative side, I do not know what to expect in regards with initial repairs, and being a 100 year old home there are bound to be more problems down the road.
