Duplex tenants would be responsible for landscaping whereas the fourplex will require you to mow the lawn or clean the stairwell and common areas.I would probably take the duplex just because it would attract families with a little more money and probably have fewer complaints of noisy neighbors, parking, etc.

@Hakeem Valles I agree, we'd love to rent just to military members, but what is hanging us up is you can't turn a regular civilian away if they're qualified...

They will also work to clean up the property remove/tear down the existing shed structures that are unsafe.

Regular accountant is not enough.

I already stated in the P&S that the driveway and garage need to be cleared and cleaned by close. 

As an example, we have started a sewer and drain cleaning company because of the amount we were spending on it. 

I did some minor plumbing work with the sinks, cleaned up and painted a vanity in the upstairs bathroom.

Example if you looked at your amortization schedule at the end of year 1, and saw that the total schedule principal payments for the following year, total $4800.....if you wrote a check for an extra $4800 payment right then, you would eliminate one year off the term of your loan, and on your next regular monthly payment you would effectively be making payment number 25 instead of payment number 13.

I have seen cleaning companies do it as well as other businesses.

The rest is just clean up.
