I personally would reduce the price below market for a quick sale even if it means making very little and move on to the next deal.

It seems an easy investment formula and it is much publicized (think the Buy and Hold genre, and the most popular Shumacher text)...But what the heck do you do in the meantime?

With apartments you must have a strategy to bring and keep rents at market and reduce expenses and a manager/company who understands and is capable of executing that strategy effectively. 

As far as motivated sellers you have to get the word out,now i am still struggling in this part but must be persistent, like the old saying persistence reduces resistance.

Biggest downside to office is the footprint has been reduced for companies with work from home / limited commute programs.
