Renters are picky, and expect updated units, no nasty carpet, or dirty looking units, plus you will get a better quality tenant.

Things we've had flagged in the past are having dual sensor smoke detectors installed, all windows must open/close, torn window screens, functioning garage door, fire extinguisher present in kitchen, floors/walls must be in good repair, 2 prong outlets if no grounding wire is present, etc.

You also need to assess area rents, as well as understand what your finished target should be - quality grade, amenities, etc.

My theory is that they really don't have a solid grasp on the proper way to do it, i.e. handshake deals, improper tenant screening, etc.
