I would suggest that he work with an investor(s) to: coordinate open houses, put out bandit signs, promote mentor investors' properties on social media, go out and price rehab materials, help with flips, bird dog properties, just to name a few.  

There is a group out in the valley that seems to be an ok group but also brings in speakers to promote a mentor program.

This is on the heals of an appraisal that came in just fine with acceptable comps.
