Personally, the people I've met through my local REIA (AZREIA - in Arizona) have been invaluable.

I’m looking at this as a first rental investment outside of my primary home which we own.

Currently, all of our properties are owned in an LLC  but I am concerned that the legal protections of the LLC are not as solid as they once were.

I was always under the impression that you could personally maintain your IRA investment as long as you didn’t add value.

This is just an example, certainly conduct your own diligence but don't feel obligated to use the name brands (ie andersen, pella)..especially their entry level windows or those you will buy at a Home Depot or Lowes.

well then you have Cardone and his 50 million dollar G 5 or if he upgraded G 6 or whatever.. hard to buy those with smoke and mirrors.. its a new world out there I dont personally use instagram I think I have an account but would not know how to access it..

Personally, I have no issues making the full monthly payments from the start, so it seems unnecessary to pay the buydown payment just to have lower payments in the first two years.Additionally, my lender said that if I refinance before the 2-year period is over, the remaining buydown payment would be applied to the principal.

But if you already own the home, if you have a skill set that compliments theirs or the downpayment money, their experience may be leveraged to finance the deal.And there is always the "friends and family" approach of trying to get one of your relatives to put up the money, either as a loan or equity, to get started.
